Consultation and Proposal

We will meet with you to discuss your goals and how to receive the maximum impact and return on investment for your home improvement dollars.
• During this time we will spend at least an hour walking through your home and giving you professional advice and suggestions on how to prepare your home for today’s competitive market. We know what it takes to create great buyer appeal and make those first impressions count. For a small consultation fee, you will be equipped with an Action Plan to maximize your home’s potential.
• If you would like us to help you with the Action Plan, we will prepare a proposal for our staging services that will be tailored to accommodate your budget. The consultation fee will be applied to any additional services you may request.

We offer options that you may add to the consultation as follows:

Professional Staging

Whole Home Staging:
 • Dramatic transformations to every room in your home! We incorporate a “use what you have” approach; however, we may bring in some of our accessories for you and recommend additional purchases if we feel it would be a useful investment. Your home will become a buyer’s dream! By going through our complete home staging transformation (especially useful before putting your house on the market or before conducting an open house), you will be well on your way to generating a quicker sale at top dollar.
• Beautiful “after” photos for you and your real estate agent to use in your marketing efforts. 80% of home buyers are searching online and looking at pictures before deciding to visit the house in person, so great looking photos are a must.
• This service may also include assistance in coordinating any outside vendors for home improvement needs (painters, carpet installers, landscapers etc.) that are necessary to get the house in premier showing condition.
• No worries for you, we will handle everything!

Partial Home Staging:
• Transformations of the rooms of your choice. Using what you already have and, if necessary, bringing in some of our accessories or recommending additional purchases, we will get these rooms show ready!
• We will provide photos for you and your real estate agent to use in your marketing efforts.
• This service may also include a “Do-It-Yourself Action Plan” for the other rooms so that you can complete the process on your own.

Comprehensive Do-It-Yourself Action Plan:
We will prepare an extensive plan for you outlining the steps needed to accomplish the staging transformations yourself. This will include several staging photos to give you ideas to help you achieve the look that will appeal to the largest pool of potential buyers and make a dramatic difference in the value of your home. It will also include a list of tradesmen to help you accomplish any cosmetic changes that may be necessary.

Shopping Service:
We’ll create a budget and shop for those accessories that serve as investments in the sale of your home. Simple, inexpensive purchases go a long way in changing the look of a room. We know where to go and even get “Designer Discounts” off of what we purchase for you.

Additional services available based upon the home's needs and home seller's budget
